You can reserve your dates via the website or by phone/email. A deposit of £120 is then required to secure the booking. The balance is due a month before your stay
Payment is by bank transfer or cheque (sorry, no cards)
Utilities (water, gas & electricity) and WiFi. Bed linen & towels are provided.
We supply a parking permit for the number of nights of your stay (see PARKING below)
You are advised to arrange your own insurance to cover yourself and your personal belongings during your stay. We recommend that you also purchase Holiday Cancellation Insurance.
No liability is accepted by the owner regarding damage to, or loss of, personal property during your stay

The balance of any monies paid, less the rental deposit, will be returned to the tenant

Cancellation within a month of your stay
The owner will retain the rental deposit and also reserves the right to retain the balance of the rental (should it not be possible to re-let the property for this period)
In the unlikely event that the property becomes unavailable or unusable prior to the rental period, we will provide a full refund and do our best to help find suitable alternative accommodation in the area
One double (ensuite) bedroom upstairs sleeps up to 2 people. The armchair-bed in the lounge offers additional ground floor sleeping for another single guest if required. There is also a travel cot. The property is to be used for personal and domestic purposes only. It is not available as a base for businesses/organisations
Regrettably the property is not wheelchair accessible. Please note the staircase to the first floor is relatively steep and narrow but with handrails either side.
Guests can unload luggage at the door but parking is a short walk away
Pets are not accepted at the property
Arrival is from 4pm. Departure by 10am
Keys should be collected from the key safe at the property and returned at the end of your stay
There are car parks and roadside parking nearby. We provide a ‘Rover Pass’ permit which covers 2 car parks in Wirksworth and is valid for other long-stay Derbyshire Dales District Council car parks. The house does not have its own parking area
WI-FI / PHONE
Free Wi-Fi is accessible throughout the house. Mobile phone signal is generally good.
Smoking/vaping is not allowed anywhere inside the property. Strictly no candles/tea lights or naked flames
RIGHT OF ENTRY
The owner has the right of entry to the property at all reasonable times, except in an emergency where immediate access may be required, for the purposes of inspection or to carry out any necessary repairs or maintenance
CARE OF THE PROPERTY
We ask that you treat the house, furnishings and fittings with respect. All should be left clean and tidy, in the same state you found them. Any damages/breakages should be reported to the owners before departure so they can be fixed for the next guests. Damage/breakages caused through neglect may be charged for, including any unreasonable cleaning expenses
You are responsible for keeping the building safe and secure during your stay. Doors and downstairs windows should be locked when you are out. Keys should be kept safe
Tenants are expected to show respect and consideration to other people: owners, neighbours or other third parties
All personal data provided by customers will be kept private and not passed on to third parties. We would like to share any positive feedback (such as comments in the Visitors’ Book) for marketing purposes. Full names/addresses are never published. Please let us know if you have any objections to this
